Who Needs to Declare Their Home in Toronto? Vacant Home Tax Explained
If you own property in Toronto, you may be required to submit an annual Occupancy Declaration—and this applies to more homeowners than many people realize. A common misconception is that only vacant homes are affected, but that’s not true.
Understanding who must declare can help you avoid unnecessary penalties and stay compliant with City requirements.
All Toronto Homeowners Must Declare
Every residential property owner in Toronto must complete an annual Occupancy Declaration—even if you live in your home full-time.
📌 Living in your property does not exempt you from declaring.
Failure to submit a declaration could result in your home being automatically classified as vacant.
Vacant and Partially Vacant Properties Must Declare
If your property is:
-
Completely vacant, or
-
Only occupied part of the year
You are still required to declare your occupancy status. The City uses this information to determine whether the Vacant Home Tax applies.
Exemptions May Apply — But You Still Need to Declare
Some properties may qualify for exemptions under the Vacant Home Tax program. However, exemptions are not automatic.
✔ You must submit your declaration
✔ Claim the applicable exemption
✔ Provide accurate information
Skipping this step could result in unnecessary tax charges—even if you qualify for an exemption.
Why This Matters
-
Avoid Vacant Home Tax penalties
-
Ensure your property isn’t misclassified
-
Stay compliant with City of Toronto regulations
💡 Tip: Knowledge now helps you avoid unexpected costs later.
