This happens constantly.

Naturally, the next thought is:

“Mine must be worth at least that.”

Maybe.

But first we need to compare:

The neighbour's sale is evidence.

It isn't automatically your valuation.


Asking Price vs Market Value

These are not the same thing.

A home's listing price is a marketing decision.

A seller can list a property for any number they choose.

Likewise, some pricing strategies intentionally list below expected market value to generate competition.

This is often used when considering:

Professional Appraisal

A formal appraisal is completed by a qualified appraiser and may be required for purposes such as:

  • Refinancing
  • Certain legal matters

If you require a formal appraisal for a lender, court, tax or legal purpose, a Realtor's CMA may not satisfy that requirement.
